Door Inspection

BS 8214:2016 — visual checks

Door leaf free from impact damage, splits, warping or delamination.
Frame securely fixed, no cracks, splits or missing material.
Intumescent strips fitted continuously to all four edges — not painted over.
Cold-smoke seals (brush / fin) intact and in contact with frame.
Three hinges minimum — CE-marked, no missing screws, no signs of fatigue.
Self-closing device fitted (overhead or concealed) and operating correctly.
Door closes onto stop from any opening angle without binding.
Latch engages fully and door is held in the closed position.
Glazing (if any) is fire-rated and beads are intact — no putty repairs.
Letter-plate (if any) CE-marked and intumescent-protected.
Threshold gap is no more than 3mm (8mm if no smoke seal at threshold).
No unprotected service penetrations or breaches around frame.
Certification plug / label visible (typically on the top edge of the leaf) and matches the stated fire rating.
Glazing apertures (size, position, beading) within the manufacturer's certification limits.
Hold-open device (electromagnetic or acoustic, where fitted) releases the door to fully closed on power-fail or alarm activation.

Target gaps. BS 8214:2016 specifies perimeter gap of 2–4mm at head and stiles between leaf and frame, and a threshold gap of no more than 3mm where a cold-smoke seal is required (otherwise typically no more than 8mm). Variations may be acceptable where the door's certification permits.

Scope & limitations. This Fire Door Inspection is a non-intrusive visual inspection of the subject door(s) on the date stated and has been carried out in line with BS 8214:2016 and the relevant duties under the Regulatory Reform (Fire Safety) Order 2005, the Fire Safety Act 2021 and the Fire Safety (England) Regulations 2022. The inspection does not include intrusive opening of the door leaf or removal of fixed ironmongery and is not a substitute for the door manufacturer's certification. Concealed defects, areas not reasonably accessible, and matters arising after the date of inspection are excluded. The statutory duty of the Responsible Person is not transferred by this report.
