Target temperatures. Cold water should be ≤ 20°C within 2 minutes of running. Hot water should reach ≥ 50°C at the outlet within 1 minute (60°C at the cylinder). Where a TMV is fitted the blended temperature applies — check pre-TMV where accessible.

Scope & limitations. This Legionella Risk Assessment is a non-intrusive visual inspection of the dwelling's water system on the date stated and has been carried out in line with HSE ACoP L8 (4th ed.), HSG 274 Part 2 and BS 8580-1:2019. The assessment does not include water sampling for legionella bacteria unless separately commissioned. Concealed pipework, areas not reasonably accessible, and matters arising after the date of assessment are excluded. The statutory duty of the Responsible Person under the Health & Safety at Work etc. Act 1974 and the Control of Substances Hazardous to Health Regulations 2002 is not transferred by this report.
